(?s)  = single line it allow you to to use dot . as if the whole page was a single line. So you don't have to worry about \n  (new line)

example :
if the source code is ...

title="simpson"  BLAHBLAH
link="video.link/1232345"  blablabla
alt="a stupid title"  patatipatata
thumb="http://thumb.com/7777" onemoreblahblah

then, this
<expres>(?s)title="(.*?)".*?link="(.*?)".*?thumb="(.*?)"</expres>
will work and return :
param1 = simpson
param2 = video.link/1232345
param3 = http://thumb.com/7777

... without  this  (?s)
the expres would have been :
<expres>title="(.*?)".*?\nlink="(.*?)".*?\n.*?\nthumb="(.*?)"</expres>
and this \n.*?\n is used to skip the line " alt="a stupid title"  patatipatata "
